A Comparative Market Analysis (CMA) is a report prepared by a licensed real estate agent that estimates the market value of a home. It’s based on recent sales of similar properties (comps), current listings, and local market trends, usually over the last 3-6 months.

An appraisal is a formal property valuation conducted by a licensed appraiser. Unlike a CMA or BPO, an appraisal follows strict guidelines and includes an in-person inspection, analysis of comparable sales, and adjustments based on condition, location, and features.
Appraisals are most commonly required by institutional lenders (such as banks, credit unions, and mortgage companies) during the mortgage process. Lenders use appraisals to ensure the property’s market value supports the loan amount being requested. This protects both the lender and the borrower from overvaluation. Appraisals may also be required for refinancing, estate settlements, divorce proceedings, and certain legal or tax-related matters.
