The step that happens before insulation, not instead of it
When homeowners think about improving an attic, insulation is usually the first thing that comes to mind, a thicker layer, a fresh top-off, something you can see and touch. Air sealing is easy to skip because it is less visible: caulk in a gap around a plumbing stack, foam around a wiring penetration, weatherstripping on an attic hatch. None of it looks dramatic, but it is often the step that determines how much the insulation on top of it actually accomplishes.
Air sealing and insulation solve two different problems. Insulation slows heat moving through a material. Air sealing stops heat riding out on moving air, through gaps that a layer of batts or loose-fill simply sits on top of without closing.
Why air sealing matters as much as it does
According to the U.S. Department of Energy, air leakage can account for 30 to 40 percent of a home's total heat loss. In a typical attic, a meaningful share of that leakage happens through gaps that are easy to overlook: recessed light fixtures, plumbing and wiring penetrations, the attic hatch, and the top plates of interior walls where they meet the ceiling.

It also requires actually finding the leaks, which takes more time and attention than rolling out batts or blowing loose fill across an open floor.
The result is a lot of Minnesota attics with insulation that looks adequate but is quietly underperforming because the air sealing step was never done, or was only done partially, around the most obvious gaps and nothing else.
How air sealing actually gets done
A proper air sealing job starts with identifying every penetration and gap in the ceiling plane, not just the obvious ones. Small gaps around wiring and plumbing are typically sealed with caulk or canned spray foam. Larger gaps, like a chimney chase or duct chase, may need fire-rated sealant or sheet metal and high-temperature caulk near any heat-producing fixture, since standard foam is not appropriate that close to a flue or chimney.
Spray foam applied across the whole attic floor or roof deck takes a different approach, sealing and insulating in a single application rather than treating individual gaps one at a time. That is part of why it tends to perform closer to its rated R-value in the field than materials that rely on a separate air-sealing pass done thoroughly, or not done at all.
The connection to ice dams and high bills
Air leakage into the attic is the underlying cause of most recurring ice dams in Minnesota, since warm air escaping from the living space warms the roof deck and melts snow that refreezes at the cold eaves. It is also a major factor in bills that stay high even after a home gets more insulation, since heat riding out through an unsealed gap never gets slowed down by the insulation sitting nearby.
