How Long Does Spray Foam Insulation Last?

A fair question with an honest answer
How long does spray foam insulation last is one of the most common questions homeowners ask before committing to the cost of the project, and it deserves a straight answer rather than a marketing number. Properly installed spray foam, closed-cell or open-cell, is considered a permanent, one-time insulation upgrade. It does not settle, sag, or compress the way fiberglass batts and blown-in materials can over time.
Manufacturer data sheets generally describe spray foam as designed to perform for the life of the structure it is installed in when applied correctly, without an expected replacement interval. That is a meaningfully different claim than what is made for most other insulation materials, and it is worth understanding why.
Many manufacturers also back their spray foam products with a written warranty, though the specific terms, coverage, and length vary by product and by installer. It is worth asking for that documentation in writing as part of any estimate, rather than assuming every spray foam job carries the same coverage.
Why spray foam does not settle the way other materials do
Fiberglass batts can compress over time from their own weight or from being disturbed during other work in an attic or wall, and blown-in cellulose or fiberglass can settle several inches over the years, leaving a gap at the top of a wall or attic cavity that was fully covered when it was first installed. Either way, the effective R-value in that cavity drops below what was originally installed, often without the homeowner ever knowing it happened.
Spray foam does not settle in the same way because it is not a loose material sitting in a cavity. It is a chemically cured, bonded material that expands once, fills the cavity, and cures into its final form. There is no loose fill to compress and no batt to shift out of place.
What can actually shorten spray foam's lifespan
The honest caveats are worth stating plainly. Spray foam that is exposed to direct sunlight without a protective covering can degrade from ultraviolet exposure over time, which is why foam applied to an exterior surface is generally covered with a protective coating or barrier rather than left exposed. Foam sprayed over an existing moisture problem, rather than after that moisture is addressed, can also fail prematurely, since the underlying issue was never solved.
Installation quality matters as well. Foam applied at the wrong thickness, in the wrong conditions, or with an improperly mixed ratio of the two chemical components can cure with gaps, weak spots, or a shorter effective service life than a correctly installed application of the same product. That is part of why the installer matters as much as the product itself.
None of these caveats are unique to spray foam. Nearly every building material has conditions that shorten its effective life, roofing exposed to more sun than expected, siding installed without proper flashing. Spray foam is not an exception to that rule, it is simply a material that, installed correctly and left alone, does not have a natural aging or settling process working against it the way loose-fill materials do.

Spray foam's resistance to settling is directly relevant to that figure: a cavity that was properly filled and air sealed on installation day stays that way years later, rather than gradually losing ground the way loose-fill materials can.
What maintenance actually looks like
There is essentially nothing to schedule with properly installed spray foam. It does not need to be topped off, re-blown, or replaced on any kind of interval the way older insulation sometimes does. Beyond keeping an eye on the space the way you normally would, an attic, crawl space, or rim joist that was properly foamed should perform the same way five or ten years later that it did on installation day.
That is a meaningful part of the value case for spray foam relative to its higher upfront cost per board foot compared to batts or blown-in material. It is a one-time project addressing a cost that would otherwise repeat, or worsen, every year the home stays under-insulated, rather than a recurring line item that shows up on a maintenance schedule.

Because so much of spray foam's long-term performance comes down to correct mixing, correct thickness, and correct surface preparation, the quality of the installation is doing as much work as the product itself.
