Why the Attic

Heat rises, and most attics let it go.

Ask any energy auditor which upgrade pays back first in an older cold-climate home, and the attic usually tops the list. It is where the largest, cheapest-to-reach gap between existing and recommended R-value tends to live, and it sits directly beneath the coldest air of the year for roughly half of a Minnesota calendar.

The numbers below are the published DOE and ENERGY STAR recommendations for our climate zone, plus general industry cost-per-R-value figures. This page explains the reasoning the industry uses; it is not a quote or a projected payback for any specific house. The only way to get a real number is an on-site estimate.

Recommended R-Values

DOE and ENERGY STAR targets for Climate Zone 6/7.

Minnesota spans IECC Climate Zones 6 and 7. Savage, in Scott County, falls in Zone 6A, a cold, heating-dominated zone. These are the current ENERGY STAR recommendations for that zone.

Add insulation up to this target for the best return in this climate zone.

The U.S. Department of Energy publishes broad, general cost ranges by material, expressed per square foot and per square foot per R-value, based on average national data rather than any specific contractor's pricing. They are useful for understanding roughly how materials compare, not for estimating your project.

How Payback Actually Works

Why we will not hand you a fake payback number.

You will see specific payback claims online, three years, five years, a fixed dollar amount saved per year, and most of them are illustrative examples built on assumptions about a particular home, fuel type, and utility rate, not a universal fact. We are not going to manufacture a number like that for a house we have not seen; it would not be honest, and it would not be useful to you.

What the published research does support is the direction and the ranking: ENERGY STAR's modeling assumes a 25 percent reduction in air infiltration alongside insulation upgraded to 2012 IECC levels, and attics in a cold, heating-dominated climate zone see a larger share of that benefit than almost any other part of the house, because they sit under the biggest indoor-outdoor temperature gap for the most months of the year. The bigger the existing R-value gap and the colder the climate, the faster a properly sized attic upgrade tends to pay for itself.
