How to Insulate a Crawl Space in Minnesota

Crawl space insulation is not just stuffing batts between the floor joists. Here is the order of operations that actually works in a Minnesota climate, step by step.

Why crawl spaces need a different approach

A lot of homeowners assume insulating a crawl space means the same thing as insulating an attic: pick a material, fill the gaps, done. Crawl spaces are different, because in most Minnesota homes the crawl space sits over bare or thinly covered ground, has some amount of outside air moving through vents, and shares air more directly with the living space above it than an attic typically does.

That combination of ground moisture, outside air, and a floor separating it from a heated house is exactly why crawl space insulation is really a small building science project, not a single material choice. Getting the order of operations right matters as much as the material itself.

Two philosophies: vented and insulated at the floor, versus sealed and insulated at the walls

There are two general approaches to a crawl space. The traditional approach insulates at the floor above the crawl space and leaves the crawl space itself vented to the outside, so the crawl space stays close to outdoor temperature and the insulation line sits between the crawl space and the house.

The other approach, increasingly favored by building scientists including researchers connected to the U.S. Department of Energy's Building America program, treats the crawl space as part of the conditioned building envelope. In that model, the crawl space is sealed off from outside air, a ground vapor barrier covers the dirt floor, and insulation goes on the foundation walls instead of the floor above.

In a cold, humid climate like Minnesota's, the sealed approach generally performs better, because it avoids pulling humid outside air into a crawl space in the summer, where it can condense on cooler surfaces, and it keeps the floor above the crawl space warmer in the winter. The general order of operations for a sealed crawl space

The exact scope varies by home, but a proper crawl space project generally follows this sequence.

Inspect first

Check the crawl space for existing moisture, old fiberglass batts, pest activity, and the condition of the rim joist and foundation walls before deciding on a plan.

Remove what is not working

Old fiberglass batts sagging out of the floor joists, damaged vapor barrier, and any debris typically need to come out before new work goes in.

Address vents and access

Foundation vents get sealed or mechanically closed as part of converting a vented crawl space to a sealed one, and the access door or hatch gets weatherstripped.

Lay a ground vapor barrier

A heavy-duty polyethylene barrier is sealed across the entire dirt floor and up the foundation walls a short distance, to stop ground moisture from evaporating into the crawl space air.

Insulate the foundation walls and rim joist

Closed-cell spray foam is applied to the foundation walls and rim joist bays, air-sealing and insulating the perimeter of the crawl space in one step.

Confirm the finished space

A final walkthrough checks vapor barrier seams, foam coverage, and that the space is properly sealed from outside air before calling the job complete.

Why closed-cell spray foam is the standard material for crawl space walls

Foundation walls in a crawl space are concrete or block, cold, uneven, and often slightly damp, which is a difficult surface for batt insulation to perform on. Closed-cell spray foam bonds directly to concrete and block, fills the small gaps and irregularities that batts cannot conform to, and acts as both an air barrier and a vapor retarder in the same layer.

That vapor retarder property matters specifically in a crawl space, since it keeps humid air from reaching the cold foundation wall and condensing there, the same mechanism that causes moisture problems at an under-insulated rim joist. What about the rim joist and the crawl space ceiling?

The rim joist sits at the top of the crawl space, where the foundation meets the floor framing above, and it is one of the most consistently leaky parts of the whole assembly. In a sealed crawl space design, the rim joist gets insulated as part of the same foam application as the foundation walls, since it is really a continuation of the same perimeter.

In a traditional vented crawl space, by contrast, insulation typically goes at the floor above the crawl space instead, between the joists supporting the living space, since the goal there is to keep the heat in the house rather than warm the vented crawl space below it.

Signs your crawl space needs attention

Cold floors in the rooms directly above the crawl space
A musty or damp smell coming up from the crawl space access
Visible moisture, standing water, or a missing or torn ground vapor barrier
Old fiberglass batts sagging out of the floor joists or looking damp and stained
Pests or insects with an easy path into the crawl space through foundation vents or gaps
Frost or condensation on ductwork or pipes running through the crawl space in winter

A note on ductwork and plumbing in the crawl space

Many Minnesota homes route HVAC ductwork, water lines, or both through the crawl space. Sealing and insulating the crawl space properly generally protects those systems too, since a crawl space that stays close to indoor temperature is far less likely to see frozen pipes or duct condensation than a vented crawl space exposed to outside cold. That is a secondary benefit worth mentioning during an inspection if either system runs through your crawl space.
