How to Insulate a Garage in Minnesota

Garages get treated as an afterthought, but an uninsulated garage can quietly pull heat out of the house right next to it. Here is how to insulate a garage the right way.

A garage is not just a garage

Ask most homeowners whether their garage is insulated and the honest answer is often, I have no idea. Garages get treated as storage space, not living space, so insulation there rarely gets the same attention as an attic or a finished basement. That is a mistake, especially for an attached garage, because an uninsulated garage does not just stay cold on its own, it shares walls, and sometimes a ceiling, with the conditioned part of your house.

How much insulation a garage actually needs depends on what it is used for. A garage that is purely storage and parking has different priorities than one used as a workshop, a gym, or a space someone wants to heat through the winter. The starting point is the same either way: figure out which surfaces actually border conditioned space or the outdoors, and start there.

Attached versus detached, heated versus unheated

A detached garage with no heat source is mostly about protecting whatever is stored inside from extreme temperature swings, not comfort in the way we think about it for a house. An attached, unheated garage is a different situation, because at least one wall, and sometimes the ceiling, is doing double duty as part of your home's building envelope, whether anyone planned it that way or not.

If you are heating the garage itself, even just enough to keep it above freezing, it needs to be treated much more like a conditioned space: insulated walls, an insulated ceiling or roof assembly, and real attention to air sealing, or the heat you are paying for leaks out just as fast as it does anywhere else in an under-insulated room.

Where to focus in a typical attached garage

Not every surface in a garage needs the same level of attention. This is roughly the order of priority for most attached garages.

The wall, or walls, shared with living space, since it is doing the work of an exterior wall for the house
The ceiling, if there is finished living space above the garage
Rim joists and the header area where the garage framing meets the foundation
Exterior walls facing outside, especially if the garage is heated at all
The garage door itself, along with the weatherstripping around it

The shared wall is the piece most homeowners miss

The wall between an attached garage and the house is functioning as an exterior wall from the house's perspective, even though it looks like an interior wall from the garage side. If it was framed and insulated the same as any other interior partition, which happens more often than you would think, heat is moving straight from your living space into an unconditioned garage through it.

There is also an air quality reason to seal this wall well, separate from comfort. Vehicle exhaust, gasoline, and anything else stored in a garage can migrate into living space through gaps in a poorly sealed shared wall, which is part of why building codes require this wall to meet a fire-rated separation standard, typically a layer of gypsum board on the garage side, in addition to whatever insulation is present. Air sealing that same wall addresses comfort and indoor air quality at the same time.

If there is a room above the garage

Rooms built directly above an attached garage, bonus rooms, home offices, guest suites, are notorious for feeling colder than the rest of the house no matter how the thermostat is set. That comes down to the floor of that room sitting directly over unconditioned garage space instead of over a heated basement like most other rooms. Garage doors have real limits

Insulated garage doors help, but it is worth being realistic about what they can and cannot do. A garage door is still one of the largest single openings in the building envelope, and even a well-insulated one has a modest R-value compared to a properly insulated wall, plus a perimeter seal that wears over time. Treat a good door and fresh weatherstripping as one piece of the plan, not the whole plan, especially if the garage is heated.

Why spray foam fits garage assemblies well

Garages often have conditions that make spray foam a practical fit: concrete block or poured foundation walls that need something that bonds directly to masonry, ceiling assemblies with the same open-framing advantages we cover in our new construction guide, and exposure to moisture from melting snow, road salt, and de-icer tracked in on vehicles. Closed-cell spray foam's air and moisture resistance holds up well in that environment, especially on the shared wall and rim joist areas where getting a genuinely tight seal matters most.
